Our service cost is itemized on the final closing disclosure as a third party processing fee and charged to the borrower.

Upfront Set Up

Once your borrower is under contract and your submission form is submitted, we can take it from there. 

​

Up front set up includes the following:

​

  • Appraisal Order after intent to proceed is signed.

    • (Please specify property type and Lender)

      • S.P.S has a variety of accredited appraisal companies approved by all wholesale lenders. (i.e: appraisal scope, class valuations, and in some cases directly from the Lender.)​​​​​

  • Title Order

    • Per your contract.​

    • For Refi, please include title on the submission form

  • Insurance quotes 

    • Up to 3​

  • Lender Submission 

    • MISMO 3.4 will be registered and related documents approved will be submitted for the Lender to send initial disclosures​

  • Verifications (if applicable)

    • Verification of rent/mortgage

    • Verification of Employment

Conditional Resubmission

From mortgage planning to risk assessment, our financial solutions provide you with the insights and guidance needed to make informed decisions and optimize your financial processing support.

  • Once approved, the conditional approval is reviewed and discussed with the Loan Officer/Attorney. 

​

  • S.P.S contacts the borrower with the LO's consent to request all related documents required for the loan to be resubmitted.

​

  • At this time the insurance company will be selected and binder requested

​

  • If the loan is not locked, then a lock request will be submitted.

​

  • If there are any changes required for the loan to qualify then a change of circumstance will be requested once approved by the LO.

​

  • This process will continue until the file is denied or cleared to close.

Clear to Close

Average turn time is 25-30 days from file submission. 

​

  • Once the file is CTC S.P.S will balance the CD, however, it is the LO's responsibility to confirm accuracy.

​

  • The Title company and borrower will be notified and closing availability will be confirmed with all parties.

​

  • S.P.S will verify wiring instructions and funding confirmation.

​

Secure Processing Solutions, LLC does NOT keep documents on record after close. It is the responsibility of the broker to maintain documents for your record.
